This relationship is regulated by the fiduciary duties of trust, confidentiality and good faith.<\/p>\n<blockquote><p>Principal (client) hires agent (broker) to find ready, willing, and able customer (buyer, seller, tenant, landlord)<\/p><\/blockquote>\n<h2><span class=\"ez-toc-section\" id=\"Tipos_de_Agency\"><\/span>Types of Agency<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p><strong>Universal:<\/strong> The agent represents in all matters and may enter into contracts on behalf of the principal.<\/p>\n<ul>\n<li><em>represent in all matters<\/em><\/li>\n<li><em>can contract for principal<\/em><\/li>\n<\/ul>\n<p><strong>General:<\/strong> The agent represents in commercial matters and may also enter into contracts on behalf of the principal.<\/p>\n<ul>\n<li><em>represent in business matters<\/em><\/li>\n<li><em>agent can contract for principal<\/em><\/li>\n<\/ul>\n<p><strong>Special:<\/strong> The agent represents in a single business transaction and generally cannot enter into contracts on behalf of the principal.
