That&#039;s why we want to provide clear and up-to-date answers to the most frequently asked questions on the subject. Check out these <a href=\"https:\/\/www.dre.ca.gov\/files\/pdf\/faqs\/Team%20Name%20FAQs.pdf\" target=\"_blank\" rel=\"noopener\">DRE FAQs<\/a>.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"%C2%BFQue_es_un_%C2%ABTeam_Name%C2%BB\"><\/span><strong>What is a \u201cTeam Name\u201d?<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>A \u201cteam name\u201d is a statutory terminology described in Section 10159.7 of the Business and Professions Code. Essentially, it represents:<\/p>\n<ul>\n<li>A <em>professional identity or brand name<\/em>.<\/li>\n<li>Used by a seller and one or more real estate licensees.<\/li>\n<li>Implemented for the provision of real estate services.<\/li>\n<\/ul>\n<h2><span class=\"ez-toc-section\" id=\"Componentes_Esenciales_de_un_%C2%ABTeam_Name%C2%BB\"><\/span><strong>Essential Components of a Team Name<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<ol>\n<li><strong>Surname inclusion:<\/strong> It is essential that it contains the last name of at least one of the team members, in conjunction with words such as:\n<ul>\n<li>\u00abgroup\u00bb<\/li>\n<li>\u00abteam\u00bb<\/li>\n<li>\u00abassociates\u00bb<\/li>\n<\/ul>\n<\/li>\n<li><strong>Allowed words:<\/strong> Terms like \u201crealty\u201d or \u201creal estate\u201d are allowed, as long as the other conditions are met, such as the example: <em>\u00abSmith Real Estate Team\u00bb<\/em>.<\/li>\n<li><strong>Prohibitions:<\/strong> It is essential to avoid words that could lead the public to believe that the team is an independent entity from the responsible rider. These include:\n<ul>\n<li>\u00abbroker\u00bb<\/li>\n<li>\u00abreal estate brokerage\u00bb<\/li>\n<li>\u00abreal estate broker\u00bb<\/li>\n<\/ul>\n<\/li>\n<\/ol>\n<h2><span class=\"ez-toc-section\" id=\"Publicidad_y_%C2%ABTeam_Names%C2%BB\"><\/span><strong>Advertising and Team Names<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<ul>\n<li><strong>Not a fictitious name:<\/strong> Under the Real Estate Act, a \u201cteam name\u201d is not considered a fictitious business name, meaning that no additional paperwork needs to be filed with the DER to use it.<\/li>\n<li><strong>Advertising requirements:<\/strong> Advertising materials must:\n<ul>\n<li>Show the \u00abteam name\u00bb.<\/li>\n<li>Include the last name and license number of at least one of the licensed members.<\/li>\n<li>In certain circumstances, highlight the identity of the responsible broker, either through name, license number, or both.<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<h2><span class=\"ez-toc-section\" id=\"Identidad_del_Broker_Responsable\"><\/span><strong>Identity of the Responsible Broker<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>The \u201cidentity of the responsible broker\u201d is a concept defined in Section 10015.4 of the Business and Professions Code.
