Sin embargo, \u00bfqu\u00e9 ocurre si esta notificaci\u00f3n no se da de manera directa por el broker?<\/p>\n<h2><span class=\"ez-toc-section\" id=\"El_Escenario\"><\/span><strong>El Escenario<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Ralph, un vendedor, concluy\u00f3 exitosamente una transacci\u00f3n inmobiliaria. Al cierre de la operaci\u00f3n, recibi\u00f3 una declaraci\u00f3n de cierre de la entidad encargada del escrow (<em>Escrow Statement)<\/em>, pero luego de 2 meses, no hab\u00eda recibido ninguna notificaci\u00f3n de parte de su broker, Bill, inform\u00e1ndole sobre el precio de venta y los t\u00e9rminos de la operaci\u00f3n. Esto plantea una pregunta importante: \u00bfEst\u00e1 Bill incumpliendo la ley de licencias por no enviar una notificaci\u00f3n?<\/p>\n<h2><span class=\"ez-toc-section\" id=\"La_Solucion_a_la_Incertidumbre\"><\/span><strong>La Soluci\u00f3n a la Incertidumbre<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>La respuesta es clara y directa: <strong>No, Bill no ha violado la ley<\/strong>. Si bien es cierto que el broker tiene la responsabilidad de notificar al comprador y al vendedor <strong>dentro de 1 mes despu\u00e9s del cierre de la transacci\u00f3n<\/strong>, la <em>Escrow Statement<\/em> proporcionada por la entidad encargada del fideicomiso (escrow) cumple con este requisito seg\u00fan el BPC 10141.
