As if there weren\u2019t enough obstacles already, these fires have led to a noticeable increase in rental prices, further intensifying the crisis we were already facing.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Cambios_en_el_Mercado_de_Alquiler\"><\/span>Changes in the Rental Market<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Things are hot, and not just because of the flames. Since the fires broke out, we\u2019ve seen rents rise by between 151 and 201 percent, and in some places, the increase has been as extreme as 641 percent. Yes, you read that right. Real estate agents, like me, are witnessing this phenomenon on a daily basis. What\u2019s alarming is that some landlords are raising monthly rates beyond the limits allowed during the state of emergency declared by Governor Gavin Newsom, thus flouting the law that prohibits it.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Emergencia_y_Normativas\"><\/span>Emergency and Regulations<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>California makes it clear: in a state of emergency, unconscionable increases in rental housing are not allowed. But as we well know, not everyone is playing fair. Many in the business are pushing the limits, raising prices beyond the 10% allowed. This tactic is not only illegal, but also insensitive given the context.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Impacto_en_los_Desplazados\"><\/span>Impact on the Displaced<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Imagine being one of the thousands of people displaced by the fires, struggling to find a place to stay. This adds pressure to an already tight rental market. Many families are forced to seek refuge in shelters or resort to hotels while they search for a more permanent solution. The desperation is palpable, and solutions are in short supply.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Retos_a_Futuro\"><\/span>Future Challenges<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>With more than 9,000 structures, including homes and businesses, destroyed by the fires, demand for housing is set to skyrocket even further in the strained Los Angeles market. Not only that, we anticipate higher insurance costs and challenges in rebuilding due to a lack of contractors and skilled labor. The paths ahead are not easy, but we must face them with determination and creativity.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Llamado_a_la_Accion\"><\/span>Call to Action<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Voices from advocates and experts are rising, calling out the lack of enforcement of anti-speculation laws. Strong action is needed to protect displaced tenants. The solution includes a more streamlined redevelopment approval process and policies that address the long-term housing affordability crisis.
